The property has two water sources. The house is on city, Otay Water District, water. The city water goes through a water softening system. 

A  450ft deep well provides water for the yard, fish pond, and avocado orchard. The well has been in continuous service for over 10 years. The level of the water comes to the 100ft level in wet years and drops to 300ft in the dry years. The volume of water runs from 15 gallons per minute down to about 6 gallons per minute.

The well pump output goes into two 500 gallon storage takes that even out the varying demand. A high volume buster pump and separate pressure tank keep the water pressure at about 60 pounds per square inch even during peak flow periods. Inch and half PVC pipe distribute the water around the property. A 10 zone timer system controls the sprinklers.

This is the west yard. The white tanks hold 1000 gallons of water. They are cross connected to the hot tub which holds another 800 gallons of water.

The Master Bathroom window is between the shrubs on the left. The shrubs on the right provide privacy and allow the bathroom window shade to be open to let the sun light in.

This photograph shows the fire break between the wooded area on the left and the shrubs at the edge of the west yard. The white stand pipes are high volume fire sprinklers in case there is a fire in the wooded area. The road allows vehicles access to the well and avocado orchard.
